The FAR/BAR contract is Florida’s standard residential purchase agreement — created jointly by the Florida Association of Realtors and the Florida Bar. It provides consistent, legally vetted terms that protect both buyers and sellers by clearly defining timelines, inspections, deposits, disclosures, and closing obligations.

There are two main versions used in Florida real estate:
🟨 “As Is” Contract — gives buyers inspection rights but no repair requirements for sellers.
⬛ Standard Contract — includes repair limits, inspection clauses, and shared negotiation responsibilities.
